The fields in this sheet define the upfront cost of new ownership. Those costs include the sale price of the unit, the transfer fee that is associated with the legal sale of the property, and the first year’s maintenance fee. Timeshare prices vary depending on the time of year well as the size and location of the unit. Please note that the prices listed are totals for first year of occupancy in 2025.

 SPRING:  Weeks 10 – 21

Spring is a wonderful time to enjoy the Idaho Panhandle! Not many places in the country offer the opportunity to spend warm spring days hiking, fishing, and foraging OR give you a chance to get out for the season’s last turns at any of 4 Ski Resorts within driving distance. Just 40 minutes from the Schweitzer Mountain Summit you won’t have any issues catching a tan while carving up turns for some fantastic spring skiing! Enjoy all the region has to offer without the peak season traffic. Also, take note of your friends and family’s spring break schedule!  Spring break varies by region but typically falls between weeks 11-14.

SUMMER:  Weeks 22 – 33

The Summer in Northern Idaho is just about perfect! Warm sunny days and cool mountain nights make it easy to sleep hard and play hard! Our views, private marina, 3 mountain ranges, and access to both sides of the Montana and Idaho border make us a perfect place to enjoy the best days of summer. You would be hard-pressed to find a summer mountain region activity you cannot enjoy from your base camp Pend Oreille Shores. Due to Summer’s popularity, our HOA does not have any inventory to sell. FALL:  Weeks 34 – 47

Like spring, fall in the Panhandle offers the opportunity to enjoy your favorite mountain activities without the hustle and bustle of the summer tourist crowd. If you are out on the lake boating or fishing you can have days you don’t hear another motor or cross another wake.

If you’re a hiker, forager, or motor sport enthusiast you will enjoy three mountain ranges covered in a glowing golden Tamarack tree. We have one of the most magical and unique fall color changes in the United States. Foragers will enjoy prime mushroom foraging with wild chanterelles, lion mane, and lobster mushrooms popping up in bountiful hidden patches.

If you are a chasing deer, elk, or fall bear you will be able to escape right out our back door into the wilderness. Not many places allow you to hunt hard all day and return to a hot meal, a warm bed, and a soak in the spa and sauna. Hunting doesn’t have to involve a meal in a bag, a camp pad and a tent!  Treat yourself to a luxury hunting week.

In addition to all of the recreation. The Thanksgiving Holiday is a very popular week to own for locals and travelers alike. Owning a week at Pend Oreille Shores for a holiday will guarantee you always have space for family and friends to visit. You simply can’t beat the solitude of North Idaho in the shoulder season!

WINTER:  Weeks 48 – 9

With 3 mountain ranges of back country access and 4 Ski Resorts under a two hour drive, Pend Oreille Shores is perfectly positioned to offer you years of winter recreation opportunity. Explore or make it easy with just a 40 minute drive to Schweitzer Mountains 2,500 vertical feet spread over 2900 skiable acres. With 300+ annual inches of snow and 2 open bowls its no wonder Schweitzer regularly ranks in the top 30 resorts in the county.

If you prefer your powder adventures on a machine with tracks you have a wealth of opportunity at Pend Oreille Shores. We have 4 groomed trail networks in 3 mountain ranges within driving distance. Trestle Creek is a hop skip down the road and features a brand-new warming hut. One site trailer parking makes it easy to switch gears and check out multiple adventures during the winter months. Other General Questions

  1. When can I occupy or use my interval?

Timeshare is different in that people can “bank” or “deposit” their interval up to a year in advance with an exchange company. Once deposited you can book stays in other timeshare resorts all over the country. The first year of occupancy should be very clear at closing.

  1. Are the Maintenance Fees paid? When are they due? 

Maintenance Fees at Pend Oreille Shores are billed ONE YEAR IN ADVANCE and are due upon receipt.  We can let you know where your interval falls in our billing cycle (for example, weeks 1-13 are ALWAYS billed December 1st and due January 1st.,  weeks 14-26 are ALWAYS billed March 1st due April 1st and so on.  If you intend to occupy your interval in the same year you purchase it  an additional maintenance fee will be charged in addition to the listed sales price on the HOA sales list.

  1. Are the intervals deeded or leased?

Timeshares are treated like Real Estate Property in Idaho.  Your interval (specific unit/specific week) is deeded, meaning you own it until you decide you don‘t want to!  Some resorts have 20 or 30 year leases or “right to use” contracts.  Since these intervals are deeded, you can pass them on to your heirs.  Please bear in mind these are legal deeds that must be dealt with like real property in your estate planning process.  We also have a very easy Deed back program if your vacation needs or circumstances change.

  1. How do I get involved in exchanging my interval to other resorts?

There are many Exchange Companies in the Industry and they each have their own membership requirements and fees for exchanges.  Some basic information is available on our website. You can always reach out to us if you would like more information.

  1. Besides the Maintenance Fees, are there any other costs involved with ownership?

The Annual Maintenance Fee is the only fee required at this time.  Pend Oreille Shores’ Fees also include property taxes so that is not a separate bill you’ll have to worry about.  Pend Oreille Shores has had only two Special Assessments since the resort ‘s inception in 1983 ($150 billed in 2010, $220 billed in 2018).  The Bylaws allow the Board of Managers to levy a Special Assessment for emergencies or substantial repairs or improvements if needed.  If there is a Special Assessment, owners are obligated to pay it.
